Barndominium Builder in North Central Florida

We build barndominiums on your land across Alachua, Bradford, Columbia, Gilchrist, Marion and Union counties, along with wood-frame and block homes. Every barndominium is priced from real subcontractor bids and delivered on one fixed-price, turnkey contract, with owner John Crawford involved from the first estimate to the final walkthrough. We are veteran-owned and state-licensed (CBC1264448), with more than 50 custom homes completed since 2020.

A Barndominium We Have Built

Starke Family Estate, Bradford County ($1.5M+ for two homes). A two-story barndominium with a full cedar carport, plus an in-law home on the same lot. See the photos on our Gallery page.

Are Barndominiums Cheaper Than a House?

Usually not. A red iron metal building, finished out as a home, costs more than wood framing the same home. The "I saved a fortune" videos usually mean one of two things: the owner did all the labor, or the video shows a materials-only kit price without the slab, plumbing, electrical, HVAC, insulation, drywall, finishes or permits.

Before you buy a kit, get a turnkey price from a state-licensed builder so you are comparing real numbers.

Barndominium, Block or Wood-Frame

We build all three, so you can talk through the options with one builder and get a real, turnkey number for the home you actually want on your land.

How Pricing Works

Our homes typically run $130 to $170 per square foot of total area under roof, including typical site work. The swing comes from your selections: mono slab or stem wall, LVP or wood floors, shingles or standing-seam metal, and your cabinets and countertops. You get one fixed-price, turnkey contract, and only allowance items are broken out. No deposit is required to get started. Surveys, landscaping and appliances are not included unless you ask for them.

Building on Acreage

Before you buy land, check the flood zone and wetlands. We will walk your lot for free and tell you exactly what it needs, from clearing and grading to the driveway, well and septic, so there are no surprises once the build starts.

How It Works

A free site walk, then design with experienced drafting firms or pricing of your own plan, then a fixed-price proposal. After contract and permitting, our superintendents manage construction day to day, typically five to eight months from breaking ground, and John Crawford walks the finished home with you before the Certificate of Occupancy.
